How Redpoint Raleigh made student housing visitor parking easier to access and manage

A QR-based paid visitor-parking workflow helped an off-campus student-housing community reduce office dependence, understand registration activity, and create more room for resident experiences.

At Redpoint Raleigh, a Scion Group portfolio property near North Carolina State University, visitor parking used to begin and end at the office. For Senior General Manager Anna Soto, issuing passes was a small task that repeatedly pulled her team away from resident-focused work.

ParkStash gave residents and their guests a simpler path: scan a QR code, choose an available duration, and register without waiting for the office. The result was a more accessible visitor-parking experience with operational visibility behind it.

The Challenge: Visitor Parking Depended on the Office

When Anna Soto arrived at Redpoint Raleigh in 2019, residents used windshield permits, but visitor parking was managed through the office. Guests came in for a pass, and the onsite team handled each request face to face.

On Fridays, Anna’s team could issue at least a dozen visitor passes a day, and sometimes three dozen. What sounded like a 30- or 60-second task became closer to five minutes once customer service and conversation were part of the interaction. Those minutes added up, taking coworkers away from projects for residents.

A 60 second task turned into a five minute task.

The Approach: QR Code Digital Permits for Student Housing Visitor Parking

Redpoint Raleigh started looking for a paid visitor platform that would not require residents or guests to come to the office for a parking permit. ParkStash stood out to Anna because it was simple and user friendly, with a flow college students could understand immediately.

The visitor experience begins by scanning a QR code. Guests can select an hourly option or a 24-hour option, creating a registration path that is available when the office is not. That QR-based workflow is the verified Redpoint outcome; ParkStash also offers broader QR code parking payment capabilities for properties that choose to use them.

That digital-first visitor experience reduced the need for face-to-face office handoffs. In the broader ParkStash platform, digital permits help connect parking access and registration to a simpler online workflow.

ParkStash was really simple, it was user friendly, and that's what we were looking for.

The Outcome: 24/7 Access With Better Parking Visibility

Moving visitor registration online gave residents and their guests 24/7 access instead of limiting them to office hours and staff availability. It also gave Anna a practical view into who was registering to park and how often they were registering.

Redpoint Raleigh uses the paid visitor-parking option described in Anna’s interview. The property’s ability to see registration activity is a verified outcome; ParkStash’s broader parking analytics and reporting tools can support deeper operational analysis when configured for a property.

I'm able to see who is registering to visit to park here, how many times, how often.

Turning Visitor Parking Into Resident Experiences

The paid visitor-parking program also created income Redpoint Raleigh did not have before. Anna says that income helped the community host larger-scale resident events, including two pool parties with live bands.

The outcome is bigger than a parking transaction. A simpler visitor experience helped the team spend less time at the office window, while the resulting income supported the kind of resident programming that makes student housing feel like a community.

With that income we're able to host larger scale events for our residents.

Rolling Out a New Policy Through Communication

Anna expected some pushback, as any new policy can create questions. Her team framed the change around resident benefits: guests could register at any time, residents no longer had to coordinate around office hours, and the community could use visitor-parking income for larger resident events.

For other student-housing teams considering a new visitor-parking workflow, Anna’s advice is straightforward: communicate the reason for the change and make the benefit clear.

It's all about how you approach it with your residents.

A Feedback Partnership That Moves Quickly

Redpoint Raleigh’s experience also shows the value of an operator-informed product relationship. Anna describes one requested option becoming available in less than 48 hours, with another request addressed in less than two weeks.

That feedback loop matters in student housing, where a parking workflow has to work for onsite staff, residents, and guests at the same time. The platform is the tool, but the working relationship helps it fit the way a property actually operates.

It was really quick turnaround. I was really impressed.

A Low-Effort Visitor-Parking Operation

For Anna, the investment has been worthwhile because the property gains a simpler visitor-parking process with minimal effort on the property side. Her recommendation is grounded in the combination of staff time returned, resident access beyond office hours, operational visibility, and income that can support community programming.

I mean it's minimal effort on the property side. And let me know if you have any questions 'cause I'm their biggest cheerleader.
